Step 1 - Sign up to express your interest

To begin your journey in finding the perfect property, you can register with us by visiting our office, sending an email, or giving us a call. Our knowledgeable team are here to support you, we will take the time to understand your requirements and communicate effectively with you. Additionally, you can sign up for automatic Property Updates here; this way you'll receive emails whenever new properties matching your criteria are added to our site.

Step 2: Locating the Ideal Property

After we fully understand your requirements, we'll inform you about properties that meet your criteria and keep you updated on new listings as soon as they become available in the market.

Step 3 – Managed Property

A growing number of tenants prefer renting fully managed properties to ensure complete peace of mind. Choosing a managed property gives you the advantage of having our dedicated property management team handle your daily issues, along with access to emergency contact information should any problems occur.

When you rent through Gieva Estates, you can be confident that your property fully complies with all safety regulations including Gas and Carbon Monoxide Safety, Electrical Safety, and Furniture and Furnishings, as well as any applicable local licensing requirements.

Step 4 – Essential Tips for Successful Viewings

To ensure you can secure a property, we suggest scheduling an early viewing. We will be with you every step of the way to promptly address any questions and provide guidance as needed.

Step 5 – Presenting an Offer

After identifying a suitable property, you'll need to complete a tenancy application form. Here, you can specify any special conditions of your offer and provide necessary details for reference and identity checks. We will then present your offer to the landlord and inform you about any applicable charges or required payments. Anyone over 18 must fill out an application form. Please make sure all sections are completed; we'll process your references promptly and confidentially.

Step 6 – Agreement Reached on Offer

If your offer is accepted, we will arrange the following services for you, irrespective of whether or not your property is under the fully managed service:

  • Obtain references from the referees you listed.
  • If you're not a UK citizen, make sure to conduct the mandatory Right to Rent check.
  • Organise the signing of the Tenancy Agreement.
  • Collect your payment for moving in, which includes the rent and deposit.
  • Organise the check-in process and manage the inventory.
Step 7 – Finalisation

Once completed, you will receive a set of keys. If your property is managed by us, we will also provide the contact details for your dedicated property manager.
